Coatings That Can Handle Gulf Coast Concrete

Epoxy flooring in Brownsville lives in damp, salty air. Wikipedia puts the city's average relative humidity at 75.9% for the year, and it barely drops in summer: 73.2% in July, the driest month by that measure. HomeGuide's epoxy cost guide says epoxy should go down between 60 and 85 degrees with humidity under 85%. On plenty of Brownsville days the air sits close to that limit. We test the slab, watch the weather and pick the coating so the floor cures the way it should.

Humidity is the first thing we plan around

Resin coatings react with the air while they cure. When a slab is cooler than the damp air above it, a thin film of moisture can form on the concrete, and a coating rolled over it may cloud, stay tacky or lose its grip. Garages that stay closed all day and then get opened in the evening are a common trouble spot. We take readings for air temperature, humidity and slab temperature on install day. If the numbers are wrong, we change the schedule, move the work earlier in the day or use a product with a wider window. HomeGuide lists polyaspartic coatings as working across a wide range of temperature and humidity, which is one reason we use them often here.

Clay soil and cracked slabs

Most of Brownsville sits on clay to silty clay loam, according to Wikipedia, with alkaline soil and significant salinity in many places. The USDA describes the Harlingen soil series, which was first mapped in Cameron County, as 60 to 75% clay, with cracks that stay open 150 to 210 days in most years. Clay that dries out and soaks up water again moves the slab on top of it. That is why so many local garage floors have long cracks running across them. We fill and bridge those cracks before coating. If a crack is still moving or wider than about a quarter inch, we tell you before you pay for a floor.

Salt, sand and the coast

On the island and along the Laguna Madre, salt is in the air and in the sand that rides in on shoes, bikes and boat trailers. Wikipedia's article on concrete degradation notes that concrete exposed to seawater is subject to both chloride and sulfate attack, and that salts can crystallize in the pores as water dries out. A sealed coating keeps that salty grit on top of the floor, where a hose and a squeegee can clear it. Inland, salty soils can push white residue up through bare concrete. We clean and grind that off so the coating bonds to sound concrete.

Hurricane season and wet floors

Cameron County has a long storm record. Hurricane Beulah came ashore near the mouth of the Rio Grande in 1967, and Hurricane Dolly made landfall on South Padre Island in July 2008, bringing wind and flooding to the island, Port Isabel, Brownsville and Harlingen. Wikipedia also notes that the city's flat ground and slow-draining clay give several neighborhoods a high localized flood risk. A coating will not stop floodwater. It does make a garage or shop floor far easier to wash out after a storm, and it keeps standing water from soaking into the concrete. If a slab has been flooded, we let it dry and test it again before coating.

Systems we install

  • Garage floor coatings: a ground slab, a bonded base coat, flake or solid color, and a clear topcoat that wipes clean.
  • Polyaspartic coatings: fast-curing and UV-stable, a good match for open garage doors and humid install days.
  • Metallic epoxy: a poured, marbled finish for living areas, offices and retail floors on slabs.
  • Patio and pool deck coatings: textured, lighter-colored finishes for outdoor slabs in full sun.
  • Crack and slab repair: filling and bridging the cracks clay soil leaves behind, on its own or before a coating.
  • Commercial and shop floors: thicker systems for forklifts, carts, chemicals and heavy wash-downs.

What a standard install includes

  • Moving plan for what stays and what goes out of the room
  • Moisture testing and a check for old paint, sealer, oil and salt residue
  • Diamond grinding of the whole floor, edges included, with dust collection
  • Crack, chip and joint repair
  • Base coat, color or flake layer and a clear topcoat

Why Homeowners Call Brownsville Epoxy Flooring Pros

Moisture tested first

Every slab is tested before we quote, because damp concrete is the most common reason coatings blister and peel on the Gulf Coast.

Install days matched to the weather

We read air temperature, humidity and slab temperature before we open a can, and we reschedule when conditions are wrong.

Cracks handled before coating

Clay soil moves slabs. We grind, fill and bridge cracks so they are less likely to telegraph through the new floor.

Common Questions

How much does epoxy flooring cost in Brownsville?

HomeGuide puts installed epoxy at about $4 to $10 per square foot nationally, or $1,600 to $5,800 for a two-car garage. HomeAdvisor reports an average epoxy floor project of about $2,526. Polyaspartic, flake and metallic systems, crack repair and removing old coatings all move the price, so we give a written number after seeing the floor.

How much does it cost to epoxy 1,000 square feet of flooring?

At HomeGuide's range of $4 to $10 per square foot, 1,000 square feet of epoxy comes to about $4,000 to $10,000. A polyaspartic floor at HomeGuide's $5 to $12 range would be about $5,000 to $12,000. Large floors often need more crack repair, which the estimate will show.

How much would it cost to epoxy a 1,200 square foot floor?

Using the same HomeGuide ranges, 1,200 square feet runs about $4,800 to $12,000 for epoxy and $6,000 to $14,400 for polyaspartic. Floors that size are often shops or open-plan living areas, and prep varies a lot between them. We price after measuring and testing the slab.

How much does it cost to epoxy a 500 square foot floor?

A 500 square foot floor, about the size of an average two-car garage, works out to roughly $2,000 to $5,000 at HomeGuide's epoxy range. HomeGuide's polyaspartic table lists $2,500 to $6,000 for 500 square feet. Flake broadcast and heavy crack repair push a floor toward the upper end.

Can epoxy be installed when it is this humid?

Yes, with care. HomeGuide recommends applying epoxy with humidity under 85%, and Brownsville averages about 76% across the year. We measure humidity and slab temperature on install day, start early, and use polyaspartic topcoats when the window is tight. If the conditions are wrong, we move the date.

Will a garage coating survive salt air near the beach?

A well-bonded coating protects concrete from salty sand and spray much better than bare concrete does. Salt grit still wears a topcoat if it sits for weeks, so rinsing and squeegeeing the floor every so often keeps it in good shape. On the island and around the bay we use UV-stable topcoats and add texture for wet, sandy feet.

What happens to an epoxy floor if my garage floods?

A cured coating does not soak up water, so a flooded garage floor can be hosed and cleaned once the water is gone. The risk is water getting under a coating through cracks or bare edges, which is why we fill cracks and coat the full floor. If your slab has flooded and you want a new coating, we wait for it to dry and test it again first.

Where We Work

Brownsville is home base. We also work across Cameron County: Harlingen, San Benito, Los Fresnos, Rancho Viejo, Olmito, Cameron Park, Primera, Combes, Palm Valley, La Feria, Santa Rosa, Rio Hondo, Indian Lake, Bayview, Laguna Vista, Laguna Heights, Port Isabel, South Padre Island and Starbase. Floors change as you move east. Inland towns like Harlingen and San Benito sit on heavy farm-country clay, where slab cracks are the main issue. Closer to the Laguna Madre and on the island, the air carries salt, the ground sits only a few feet above sea level and storm flooding is a real concern. Each town page covers what we know about homes and floors there.
